As a property buyer, you should know that the listing brokers generally are seller's agents because the listing agreement serves as a contract employing the broker to sell the property on the seller's behalf.  Seller's Agents have a fiduciary duty of loyalty, confidentially, full disclosure and accurate accounting to the seller. 

You should also know that when looking for your next home you may choose to obtain buyer's agency representation from a real estate broker.  Buyer's agents have a fiduciary duty of loyalty, confidentially, full disclosure and accurate accounting to the buyer.  In most transactions Buyer's Agents do end up being compensated by the seller though they solely represent the buyer.  This means that in most cases you are able to get true representation (as a purchaser) at no additional cost to you when purchasing a home.

As a Buyer's Agent, My team contracts specifically with the buyer to represent the buyer instead of the seller.  In this capacity, we help to educate you on the general process of home purchasing.   We search current homes on the market (daily) to find the ones that best meet you criteria.  We keep you up to date on current market conditions.   We show you homes.  We consult with you about any matters concerning the properties that you may want to buy.  By narrowing down criteria and locations we can sometimes even find "the right house" that's not even on the market yet through networking and mailings!  Once we have found "the house" we provide "a market analysis" on the home to help gauge the current "market value".  We formulate negotiation plans to atain the best deal.  We walk you through the inspection & financing process.  We are there for our buyers every step of the way throughout their purchase; From the initial search to the final closing and utility transfers our buyers are never alone!
